$1,500,000.00 AND UP - NO MAXIMUM

  1. Maximum Loan To Value-First Mortgage - 70% and in Some Cases 75%.

  2. Certain Type Properties 70% on Refinance - Additional 10% second Mortgage Available in Some Cases Bringing Total Loan to 80%.

  3. Participation Type Loans up to 85% Loan to Value Larger Type Commercial Properties.

  4. Refinancing of Existing Properties - Usually Is Non-Recourse.

  5. Construction Loans - Up To 80% of Cost - Usually With Takeout and Personal Guarantees.

  6. Competitive Rates and Fees, Quick Closings Particularly on Refinance.

  7. Maximum Loan to Value on Vacant Land 40% to 50%.

  8. Golf Course / Country Club Loans - Typically 50% LTV.

  9. A&D/ Construction / Subdivisions - Usually - 90% Financing, In Florida as High as 97%.

REQUIRED MATERIALS AND DATA:

  1. Where Required by Property Type - Pre-Leasing or Pre-Sales.

  2. Existing Income Property - Generally 1 to 3 Years Financials.

  3. Developers Resume and Tract Record, Proven Equity on New Construction and Financial Strength.

  4. Viable Exit Strategy (Forward or Standby Commitments).

  5. Plans, Spec's, Cost Breakdown, Contracts, Appraisals, Feasibilities, Etc.
